Multifamily Condition Assessments and Security: AI Overlay or Full System Replacement?

1. What property condition assessments actually flag

On a typical Class B or C multifamily condition assessment, the security section flags a familiar set of deficiencies:

• Camera coverage with gaps in key zones (pool, dumpster, mailroom).
• DVR or NVR with limited retention (often 14 days).
• No active monitoring; footage reviewed only after incidents.
• Lighting at parking and pathways below current standards.
• Controlled entry partial or absent at gates and breezeways.

The combined recommendation usually reads as a full security system upgrade with a five or six figure price tag. That recommendation conflates two very different problems.

2. Hardware deficiency vs monitoring deficiency

Most camera-related findings on Class B and C properties are monitoring deficiencies, not hardware deficiencies. The cameras work. The recordings exist. What is missing is anyone watching the feed in real time. Replacing the cameras does not address the monitoring gap.
