Multifamily Property Guide

Multifamily Condition Assessments and Security: AI Overlay or Full System Replacement?

On almost every multifamily condition assessment, the security section comes back the same way: cameras present, controlled entry partial, lighting inadequate. The recommendation is usually a full system upgrade. That recommendation is real, but it is rarely the highest leverage move. On most Class B and C properties, the cameras are already there and the DVR is recording. Nobody is watching. Adding AI on top of the existing feed is what closes the gap, often at a small fraction of the replacement quote. This guide walks through how to make the right call.

Cameras already in place. DVR already recording. The deficiency on the report was monitoring, not hardware.

Cyrano deployment notes

1. What property condition assessments actually flag

On a typical Class B or C multifamily condition assessment, the security section flags a familiar set of deficiencies:

  • Camera coverage with gaps in key zones (pool, dumpster, mailroom).
  • DVR or NVR with limited retention (often 14 days).
  • No active monitoring; footage reviewed only after incidents.
  • Lighting at parking and pathways below current standards.
  • Controlled entry partial or absent at gates and breezeways.

The combined recommendation usually reads as a full security system upgrade with a five or six figure price tag. That recommendation conflates two very different problems.

2. Hardware deficiency vs monitoring deficiency

Most camera-related findings on Class B and C properties are monitoring deficiencies, not hardware deficiencies. The cameras work. The recordings exist. What is missing is anyone watching the feed in real time. Replacing the cameras does not address the monitoring gap. Replacing them with cameras that have built-in analytics partially does, but at a cost that triggers capital review.

The monitoring problem is solvable as a software and small hardware addition on top of the existing system. That solution can be deployed within an operating budget, on the same DVR, in one site visit.

3. The AI overlay fix on existing cameras

The overlay pattern is consistent across deployments: HDMI passthrough at the DVR, on device inference, zone and schedule rules, alerts to WhatsApp or SMS. The cameras and DVR keep doing their job. The new layer adds detection on top, paged in real time to whoever is on call.

In condition assessment language, this directly addresses the “no active monitoring” finding without touching the cameras themselves.

4. Capex comparison: replace vs overlay

For a 100 to 200 unit property:

  • Full replacement. 12 to 24 IP cameras, new NVR, install labor: $40k to $90k. Capex review and committee approval typically required.
  • AI overlay on existing cameras. Single edge device plus monthly software: typical first year all-in well under $5k. Operating budget, no capex.

For most Class B and C properties, the overlay closes the same condition assessment finding for under 10 percent of the replacement quote.

5. Lighting and access control: real capex

The other findings on the assessment, lighting and access control, are genuine capex. They cannot be addressed with a software overlay. The right sequencing for most properties is:

  • Close the monitoring gap first with an AI overlay (operating budget, weeks not months).
  • Use the documented incident data to support the lighting and access control capex request.
  • Sequence lighting and gates over the next budget cycle.

This sequencing turns the condition assessment finding into a documented before/after story that supports both the operating expenditure and the eventual capital request.

6. Closing the deficiency in one site visit

A single site visit is enough to scope and install the overlay. We typically need: number of cameras, DVR or NVR model, copy of the relevant condition assessment finding, and the on call team. From there, install runs in under an hour and first alerts come the same day.
